These Terms of Service govern your use of Atlia's website (www.atlia.com) and related services. By using our website or services, you agree to these terms. If you do not agree, please do not use the website or services.
Services
Atlia provides short-term rental property management services, including guest operations, cleaning and turnover coordination, maintenance coordination, supply management, and owner reporting. Specific engagements between Atlia and a property owner are governed by that owner's management agreement with Atlia; if these terms conflict with a signed management agreement, the management agreement controls for that engagement.
SMS text-messaging terms
By opting in to Atlia text messages — for example, by providing your phone number in the Atlia app, on a form, or to our team — you agree to receive recurring operational and account-related text messages from Atlia at the number you provided. These include property operations updates, maintenance and cleaning coordination, supply-order confirmations, account and statement notifications, and conversational replies from your Atlia agent.
- Consent to receive text messages is not a condition of purchasing any goods or services.
- Message frequency varies with property activity.
- Message and data rates may apply, depending on your mobile plan.
- Reply STOP at any time to cancel and stop receiving messages. Reply HELP for help, or contact founders@atlia.com.
- You can also remove your number in the Atlia app settings at any time, which immediately ends SMS delivery.
- Mobile carriers are not liable for delayed or undelivered messages.

Acceptable use
You agree not to misuse the website or services, attempt to interfere with their normal operation, access them using automated means without permission, or use them in violation of applicable law or the rights of others.
Intellectual property
The website, its content, and the Atlia name and logo are owned by Atlia or its licensors and are protected by applicable intellectual property laws. You may not copy, modify, or distribute them without our prior written permission, except as allowed by law.
Disclaimers
The website and services are provided "as is" and "as available" without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
Limitation of liability
To the maximum extent permitted by law, Atlia will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenues, or data, arising from or related to your use of the website or services.
Changes to these terms
We may update these Terms of Service from time to time. When we make changes, we will update the "Last updated" date above. Your continued use of the website or services after an update means the revised terms apply going forward.
