Full-Service Management for a High-End Coastal Rental in San Diego
What a full-service manager should handle for a high-end coastal rental in San Diego, the questions to ask before signing, and what stays with the owner.

A full-service manager for a valuable coastal home or condo in San Diego should take over five jobs: guest communication, pricing, turnovers and cleaning between stays, maintenance coordination, and owner reporting with clear approvals. The STRO license, and the decision of who to name as local contact, stay with you.
This guide sets out what each of those jobs involves on a high-value property, the questions to put to any manager before you sign, and what stays with the owner, as of October 2026.
What full-service management should cover
"Full-service" is used loosely, so ask any manager to list the work in writing. A complete scope has two halves.
The listing side: answering guests before, during and after each stay, setting nightly rates, and keeping Airbnb and Vrbo calendars in step so the same dates are never sold twice.
The property side: scheduling the turnover clean after each checkout, checking the home is ready before the next arrival, restocking supplies, and arranging repairs when something breaks.
A manager with people in San Diego can handle the property side in person. A manager without a local team has to hand it to someone else, or back to you, so the first thing to establish is who physically goes to the house.
Why a valuable coastal property raises the stakes
A high-end home has more to look after and more to lose when something is missed. Finishes, appliances, outdoor living areas and electronics all need checking between stays, and a missed problem reaches the next guest.
Coastal homes add wear of their own. Sand, salt air and damp are hard on floors, sliding door tracks, outdoor fixtures and anything metal outside. That makes the turnover more than a clean: it is the regular moment someone looks at the property and notices what needs attention.
It also makes access worth asking about. Cleaners and repair people go in and out of the home, so ask how the manager controls who has entry and how you will know what was done.
Questions to ask any manager before you sign
Who goes to the property, and where are they based? Ask who responds when a guest cannot get in or something stops working, including at night and on weekends.
How is the San Diego local-contact role covered? The city requires the local contact to respond to a complaint in person or by phone within one hour and take action to abate it. Ask whether the manager's own staff cover that, and whether it is in the fee. The local contact rules guide explains the requirement.
What needs my approval? Ask which repairs and purchases the manager can approve alone and which come to you first, and get that limit written into the agreement.
How are repairs and supplies billed? Ask in writing whether contractor invoices, cleaning supplies and replacement items are passed through at cost or carry a markup or handling charge.
What does the management fee include? Ask for the full list of what the percentage covers and every charge that can be added on top.
What will I see each month? Ask for a sample owner statement so you can see how bookings, fees and costs are shown.
How do I leave? Ask what notice the agreement requires to end it.
Reading the fee
Compare managers on the whole agreement, not the headline percentage. Two managers quoting the same percentage can cost an owner different amounts once add-ons, cleaning charges and repair billing are counted. The questions above turn that into a side-by-side comparison you can check against each written agreement.
If you are weighing whether to hire a manager at all, the self-managing vs full-service comparison sets out what the work looks like each way. If you already have a manager, switching Airbnb managers in San Diego covers working out what you pay now.
What stays with you
Hiring a manager does not move the license. The city issues the STRO license to the Host, a natural person with the legal right to occupy the dwelling unit, and it is not transferable between ownership or location. Who to designate as local contact is also the Host's decision, and the city says a property manager can be designated.
The host responsibilities guide covers what an owner cannot hand to a manager, and the San Diego owner's guide covers the rules in full.
